Challenge
A homeowner in Mechanicsville, Maryland, contacted NV Waterproofing and Foundation Repair after noticing sloping and uneven floors throughout their one-level rambler-style home. Over time, the floors had become increasingly uncomfortable to walk across, raising concerns about the stability of the structure.
During our crawl space inspection, we found that excess moisture had weakened the wooden support beams beneath the home. Some of the beams had begun to deteriorate, while the existing supports were no longer providing enough strength to properly hold up the floors above. The damp, unsealed crawl space was contributing to the structural damage and creating an environment where moisture-related problems could continue to worsen.
Solution
Our team developed a comprehensive crawl space repair and encapsulation plan to address both the sloping floors and the underlying moisture problem.
We replaced the damaged wooden beams with durable steel supplemental beams and installed SmartJack® support posts beneath the floor system. The SmartJacks were carefully positioned and adjusted to stabilize the structure and help restore support to the uneven floors above.
To protect the new structural components and prevent future moisture damage, we fully encapsulated the crawl space. Drainage matting was installed across the crawl space floor, followed by the CleanSpace® vapor barrier system to seal out ground moisture. We also installed a new sump pump and exterior drainage system to collect water and safely direct it away from the home.
A SaniDry™ dehumidification system was added to control humidity, reduce damp conditions, and help improve the air quality throughout the home.
With the crawl space dry, clean, and properly supported, the homeowner now has more stable floors and greater confidence in the long-term safety of their Mechanicsville home.
