Crawl Space Repair and Encapsulation in Lexington Park, MD
Challenge
A homeowner in Lexington Park, Maryland, contacted NV Waterproofing and Foundation Repair after noticing a persistent musty odor traveling from the crawl space into the upper levels of the home. The smell was affecting the comfort of the living space and raising concerns about the indoor air quality for the homeowner and their family.
During our inspection, we discovered pooling water throughout the crawl space, along with elevated moisture levels. Several wooden support beams had begun to rot, compromising their ability to properly support the floors above. We also found mold and mildew growing on the beams and other surfaces. Together, the standing water, damaged wood, and mold growth were contributing to the unpleasant odor and poor air quality inside the home.
Solution
To restore the structure and improve the crawl space environment, our team removed the damaged wooden supports and installed new steel beams with SmartJack® support posts. This provided reliable stabilization for the floors and structure above.
We treated the affected areas with Mold-X to address the mold and mildew growth. Next, we fully encapsulated the crawl space using drainage matting and the CleanSpace® vapor barrier system to help isolate the home from ground moisture. A new sump pump and exterior drainage system were also installed to collect and safely direct water away from the foundation.
Finally, we installed a SaniDry™ dehumidification system to control humidity, reduce musty odors, and improve the air quality throughout the home.
The homeowner was extremely pleased with the finished project and can now enjoy a cleaner, healthier, and structurally supported home for their family.
