Crawl Space Repair and Encapsulation in Annandale, VA
Challenge
A homeowner in Annandale, VA contacted NV Waterproofing & Foundation Repair because they were concerned about the condition of their crawl space. The main issue they noticed was cold air coming from the crawl space and affecting the comfort of the home above. Like many homeowners in Northern Virginia, they also had concerns about indoor air quality and wanted to know if crawl space encapsulation could help create a healthier living environment for their family.
Cold floors, drafts, musty odors, and poor indoor air quality are often signs that a crawl space is not properly sealed, insulated, or protected from moisture. Since the crawl space sits directly below the main living areas, problems underneath the home can affect the air, comfort, and energy efficiency inside the home.
During the free crawl space inspection, our Design Specialist found additional areas of concern beyond the homeowner’s original request. The crawl space had rotting beams, which meant the home needed structural support repairs in addition to encapsulation. Rotting beams in a crawl space can weaken the floor system, contribute to sagging or uneven floors, and create long-term structural concerns if not properly repaired.
The homeowner needed a complete crawl space repair solution that would address comfort, air quality, moisture control, drainage, insulation, and structural stability.
Solution
Before installation began, our team completed a full crawl space clean out to remove debris and properly prep the area for repair. A clean crawl space is an important first step because it allows the repair products to be installed correctly and creates a better environment for long-term moisture control and protection.
To address the structural concerns, NV Waterproofing & Foundation Repair installed SmartJack crawl space support posts along with supplemental beams. The SmartJack system is designed to stabilize and support weakened crawl space beams and floor joists, helping restore support beneath the home. The supplemental beams helped provide additional strength where the existing wood supports had been damaged by rot.
Next, our team installed a SaniDry dehumidifier to help control humidity and improve the overall air quality in the crawl space. Since air from the crawl space can move up into the living areas of the home, keeping the crawl space dry is an important part of creating a healthier home environment.
The entire crawl space was then encapsulated with CleanSpace vapor barrier. CleanSpace helps seal the crawl space from the earth, reducing moisture, humidity, and musty odors. To improve energy efficiency and comfort, we also installed SilverGlo insulation along the crawl space walls. SilverGlo helps reduce cold air transfer from the crawl space into the home, making the floors above feel more comfortable.
To manage water outside the home, we installed an exterior drainage system with IceGuard to help direct water away from the foundation and reduce the risk of future crawl space moisture problems.
By combining crawl space encapsulation, structural support, insulation, dehumidification, and drainage, this Annandale, VA homeowner received a complete crawl space repair system designed for long-term protection.
After the project was completed, the homeowner was happy with the results. Their crawl space was cleaner, drier, better insulated, and properly supported. Most importantly, they now have greater peace of mind knowing their family home has improved air quality, better energy efficiency, and a stronger crawl space foundation.
