Challenge
A homeowner in Laurel, MD, contacted us with two major concerns: water was consistently pooling in their crawl space, and the floors in the rooms directly above were uncomfortably cold. They were worried about potential structural damage from the standing water and the high energy costs associated with the cold floors. Our team scheduled a full, free inspection to diagnose the source of the problems. The inspection revealed that a window well located next to the crawl space did not have a proper drainage or pump system. During rainfall, the well would fill with water, which would then overflow and seep directly into the crawl space, creating the damp conditions and contributing to the cold air that was rising into the home.
Solution
To provide a permanent fix for both the water intrusion and the temperature issues, our team implemented a comprehensive crawl space encapsulation and repair solution. The project began by addressing the source of the water. We installed a new box drain in the problematic window well and connected it to a powerful Zoeller pump, creating an active system to remove water before it could ever enter the crawl space.
Next, we fully encapsulated the crawl space to isolate it from the earth and outdoor air. This involved several key components working in concert. We first laid down drainage matting on the crawl space floor to create a channel for any sub-surface water to flow to the discharge system. We then installed SilverGlo™ rigid foam insulation panels on the walls; this insulation improves thermal comfort and energy efficiency by stopping heat loss. The entire area was then lined with our CleanSpace® vapor barrier, a durable, antimicrobial liner that completely seals the crawl space from moisture and directs any seepage to the drainage system. To ensure year-round reliability, we fitted the exterior discharge line with an IceGuard® fitting to prevent backups during freezing winter weather, and terminated it with a discreet LawnScape™ outlet. Finally, we installed an airtight EverLast™ crawl space door to complete the seal. The result is a dry, conditioned space, warmer floors above, and a happy customer with peace of mind knowing their home is protected.
