Challenge
A homeowner in Washington, DC, was facing a recurring issue with water flooding their basement during heavy rains. The problem stemmed from water pooling at the walk-down steps leading from their backyard patio. Over time, the concrete near the steps had sunk, creating a low spot where water would collect and eventually seep into the basement. To make matters worse, water runoff from a neighboring property’s gutters was contributing to the pooling issue. The homeowner was concerned about the ongoing damage, the risk of mold, and the overall impact on their home’s value.
Solution
To address the problem, NV Waterproofing and Foundation Repair developed a comprehensive plan to eliminate the water pooling and protect the basement from future flooding. First, we used our PolyLevel system to lift and level the sunken concrete near the walk-down steps, restoring proper drainage and preventing water from collecting in the area. Next, we installed a TrenchDrain at the base of the steps to capture and redirect water before it could enter the basement.
Inside the basement, we installed a WaterGuard system along the perimeter to channel any water that made its way inside to a newly installed TripleSafe Sump Pump. This powerful system ensures water is efficiently removed from the home, even during heavy rains. To further protect the space, we added a CleanSpace Vapor Barrier to seal out moisture and prevent mold growth. Finally, we installed an IceGuard system on the sump pump discharge line to prevent water backup during freezing conditions.
To address the runoff from the neighboring property, we suggested that the neighbors reroute their gutters to direct water away from the homeowner’s yard.
The result? A fully waterproofed basement that stays dry and protected, even during the heaviest storms. The homeowner was thrilled with the outcome and relieved to have a long-term solution in place.
